Real estate crowdlending is a collective way of funding new construction, refurbishments and land purchases. Instead of buying an entire property, a group of investors lends capital to a developer for a defined term and receives a fixed monthly or maturity interest payment in return.

At Invertirec every operation is backed by a real guarantee —typically a first-rank mortgage on the property— and a notarised contract in Ecuador. You decide how much to allocate to each project starting from USD 250, and diversify across cities, terms and risk profiles.

What people ask us most before investing

The minimum ticket at Invertirec is USD 250 per operation. There is no maximum, although for tickets above USD 50,000 we sign a professional-investor addendum.
Every loan has a registered mortgage or pledge. If the developer defaults, Invertirec triggers a recovery protocol with an external law firm and, when needed, enforces the collateral before an Ecuadorian judge.
Loans are fixed-term. However, we run an internal secondary market where other investors can buy your position if you need early liquidity.
Natural persons over 18 years old with an Ecuadorian ID or passport, and legal entities with an active RUC in Ecuador. We also onboard investors residing abroad, subject to verification.
Interest is a financial return subject to Ecuadorian tax rules. Where applicable, Invertirec acts as a withholding agent and issues an annual statement of returns.
